Landlord Responsibilities

Did you know you have a legal obligation to your tenants to keep them safe in their property?

Did you know that these responsibilities and duties apply to a wide range of accommodations occupied by tenants? These can range from residential buildings to hostels, bed and breakfasts, and even caravans!

Landlords are required by law to follow the Gas Safe Regulations to ensure the safety of gas appliances, fittings and flues provided within the tenanted property. If they aren’t, this is not only illegal, but it could lead to a fire, an explosion, and carbon monoxide poisoning for the tenants!

As a landlord, you have three major responsibilities:

Records– The annual gas safety check record must be provided to tenants within 28 days of completion, or to new tenants prior to their move in. You must then keep the records for two years.

Maintenance– All gas appliances, including boilers, should be serviced on an annual basis by a Gas Safe registered engineer. You should also check that the pipework, flues and all gas appliances are safe.

Gas Safety Checks: Every 12 months, all gas appliances/flues must be inspected. This ensures that they are safe for use.

If the tenant provides their own gas appliance, you are only responsible for the maintenance of the gas pipes.

It is critical that you have these checks performed by a Gas Safe registered engineer. Failure to do so will invalidate the work completed and may endanger the tenants’ lives!
